Our Property Management Service

Hurford Salvi Carr has a dedicated property management department located in its Docklands office which manages a growing AST property portfolio with a value of over £280 Million. We have an eight man strong team who deal with everything from day to day maintenance, full refurbishment programmes, emergency call outs, overseas tax related issues and rent arrears.

With a database of qualified contractors on our books, we can administer electricians, plumbers, builders, decorators, Gas safe engineers and Handy men to a property in a fast efficient manner. And we always make sure our contractors are fully insured and we will inspect and sign off any major works they carry out.

Our tenants like the idea of renting a fully managed property as they know that should there be an emergency in the middle of the night they can rely on our 24/7 call out team and won’t have to disturb their landlord.

  • Cutting edge on-line and off-line property marketing

    We have a dedicated in house marketing team who will ensure your property is seen by the widest audience possible. While it is essential to have the right presence on the major property portals such as Rightmove and Zoopla it is equally important to optimise both natural and paid search enquires online too, after all most tenants start their hunt for a new home online. We also never forget the value of traditional media. Not just big titles like the Evening Standard and Sunday Times, but niche publications and local magazines.

  • Professional Photography

    Photography plays a key marketing role. That’s why we always use professional photographers to ensure your property is displayed in the best possible way. We would never dream of using substandard images taken with a phone camera and our photographers will do what they have to do to get the right shot. The images are then used creatively online and in house to market your property in the most effective way.

  • Rent Collecting Service

    A staple part of our lettings service is the collection of rent, for no additional charge we will collect the rent from the tenant by way of standing order and then forward to your chosen account via BACS. Should rent be late we will chase the tenants and keep you informed of the progress.

  • Deposit Protection

    Since 2007 the government have imposed regulation which means that all tenancy deposits (Assured Shorthold Tenancies) have to be registered with a government approved scheme. We will take care of this for you and make sure you are fully compliant with your obligations relating to the tenancy deposit. Once the tenancy has come to an end we will arrange for the correct disbursement of the deposit and will ensure it happens within the appropriate time frame.

  • Longer opening times & out of hours viewings

    We are always looking to let your property as quickly as possible and for the best return. We believe in making it as easy as possible for potential tenants to view properties. Most lead busy, professional lives therefore we offer early morning, late evening and weekend viewings to fit around their diary.

  • Tenant sourcing

    Our residential lettings teams have a network of contacts in all the right places. We work with the major companies that matter, the banks and legal firms, the scientific and academic institutions, the media conglomerates and technology pioneers. In addition to these strong relationships our negotiators are carefully selected and go through a series of customer service and technical training sessions all of which enables us to provide a first class tenant sourcing service.

  • Detailed referencing

    The quality of the tenant is important and we use the services of specialist referencing companies to make the necessary enquiries and credit checks on prospective tenants. Once we have the final reference reports they will be sent to you for signing off, this keeps everything as transparent as possible and you firmly in the loop.

  • Arrangement of Tenancy Agreement

    Our tenancy agreements are drawn up by industry leading solicitors who are always abreast of the latest legislation affecting residential tenancies. Our clerks will issue both landlord and tenants with a draft tenancy agreement via email, 24 hours after that the final version will be sent out for electronic signing via a digital platform which eradicates the requirement for paper, gives all involved the opportunity to sign from their tablet, smart phone, pc or laptop and gets the transaction done in the click of a button wherever in the world an individual may be.

  • Check in / Check out Agreements

    It is essential to have a detailed professional inventory drawn up at the beginning of each tenancy and then cross referenced at the termination point of the term, especially as the TDS (tenancy deposit scheme) will find it difficult to award any deposit money for dilapidations if there is not a sufficient report in place. We will arrange this as a matter course on your behalf and provide all parties with copies of the reports shortly after the tenancy has started and then once the term has finished..

  • Processing of Overseas Tax (NRL)

    If you are renting your property out due to circumstances relocating you overseas of if you happen to be an overseas property investor, in both cases you will be subject NRL tax (non-residents landlords tax). Our financial team will ensure that you are compliant with the Law and will submit the necessary returns to HMRC where necessary. We can also recommend specific tax accountants should you require them.

  • Tenancy Renewal Service

    Around three months before the end of the tenancy, we’ll contact you to establish whether you wish to renew the contract with your current tenant. We will act on your behalf to ensure that your rent increases in line with the current market trends. We will issue you with a new tenancy agreement and update the deposit protection so you are covered and fully protected. This is also a good time to get a refresher on how much your investment is worth, we will have our local sales managers contact you to discuss the capital value of the property and should you wish, they will provide you with a full market appraisal.

  • Designated Property Manager

    An experienced property manager will be assigned to your property once the tenancy has started, they will introduce themselves and will be there for you for the duration of the term. They will be responsible for inspecting the property (as per our terms), they will chase the tenant should there be any delay with the rent and they will be provide you with a one stop point of contact for all of your requirements.

  • Credit Control (Rent Arrears)

    Operate a rent arrears process should rent not have been received within 3 working days of the rent due date. This will consist of a series of phone calls, emails and written letters. If the tenant continues to be in arrears with rent we will instruct a recovery agency and assist with the legal proceedings.

  • Key Holding

    Our management team will retain a set of keys throughout the term of the tenancy. They are kept securely in a central location and only made available to authorised contractors following authorisation from both landlord and Tenant.

  • 24 Hour Emergency Helpline

    Tenants who occupy a managed property will have access to our 24/7 emergency helpline. This gives both Landlord and tenants complete peace of mind for the duration of the stay. We have on call qualified contractors who can deal with locks, Gas & Electrical issues and flooding situations.

  • Assistance in Transfering Utilities

    We’ll automatically inform the local council that new tenants have moved in to a property. On receipt of account details we are able to transfer gas, electric and water bills (If a utility provider refuses to take instruction from ourselves we will notify the property owner accordingly). By giving us responsibility for collecting service charges/ground rents we can also ensure that no charges are incurred should invoices go astray.

  • Maintenance and Repairs Via Certified Contractors

    We have at our disposal a database of fully qualified contractors, from handymen who are ready at the drop of a hat all the way through to construction teams who can deal with full refurbishment programmes and everything in between. Every contractor we send to a job has been fully vetted and has provided us with their public liability insurance and professional indemnity insurance.

  • Regular Property Inspections with Detailed Reports

    Your designated property manager will visit the property twice a year. While the inspections are not a structural survey they are extremely useful in assessing whether or not the property is being kept and maintained as it should be, that it is only being occupied by the tenants who are supposed to be there and that there are no immediate areas of concern. The findings of the inspections are verbally reported back to you and then followed up with a written report and accompanying photos.

  • Management of Financial Outgoings

    Rental payments are fully recorded and electronic statements sent out each time rent is paid over. On request, we can provide overseas tax statements, yearly statements and invoices for all repairs.

  • Management During Vacant Periods (at an additional cost)

    In most cases we will have a new fully vetted tenant waiting to occupy your property shortly after one has vacated. However, on the occasions when this doesn’t happen we can continue to manage the property for you, taking care of general maintenance, any refurbishment work your may want to do and also dealing with utility bills and mail. This service is also especially useful if the property is intentionally left empty for a period of time before an owner reoccupies it.

Just wanted to state how helpful and responsive Kerri was in a recent event with our property. The dishwasher broke down and needed replacing. She organised a quote covering 4 options from a supplier used by HSC. I felt the figures were high and told her so. Within minutes she provided me with a quote from AO online showing cheaper prices. She then obtained the sizes to make sure the appliances offered were compatible and included fitting and removal of the appliance. She then went back to the original supplier, with my comments, who subsequently offered a discount. This whole process took about 30 minutes. I would like to compliment her on her responsiveness, efficiency and speedy service!
