Having received a poor response to their UK off plan launch, Nicholas King Homes instructed Hurford Salvi Carr to put in place a marketing strategy that would achieve legal completion of the last sale to dovetail with the physical completion of the build programme. A period of approximately 30 weeks.

The 59 unsold units were located in Lamb’s Passage, EC1 behind the Barbican Centre on the site of a former squash club.

Our strategy started with a complete overhaul of the service charge structure and the appointment of a porter and the creation of a porters lobby in the main reception.

A corporate residential tenant was found for all the units for a 10 year term with a mutual break clause in favour of both the landlord and the tenant and Hurford Salvi Carr then offered the scheme within Asia with a low key marketing exhibition resulting in 36 units being reserved. The remaining units were sold in the UK via our City sale office achieving the required sales rate and a price over our clients expectations.
