Sale Ready Sole Agency

If you are thinking of selling your property, don’t wait – there’s action you can take now to ensure that you are ‘sale ready’ and here’s how with a combined estate agency and conveyancing service.

You need to supply certificates, planning information, service records, warranties, ground rent and service charge records and complete a series of forms. Now is a great time to collect all of this paperwork together, apply for duplicates of any documents you have misplaced and make sure that your paper trail is complete. If there are issues, then advice will be given as to how to remedy these so that buyers are presented with a solution.

Sole Agency is the most common type of estate agent contract. This means that you appoint a dedicated agent who is the only agent with the right to sell your home during the term of the contract.

Before You Decide – Important Information

To sell a property for the best price it can often take a number of months to find a buyer who is willing and able to pay the right price. While the process will involve creating great marketing material, effective advertising and often many accompanied viewings, an agent’s real value to a seller is only truly appreciated after that buyer is found.

It is acknowledged by everyone in the property sector that one way of speeding up the time it takes to exchange contracts once a buyer is found is for property owners to provide replies to the standard set of questions required by solicitors, when the property is first marketed, rather than at the point at which a buyer is found. The information that is provided by the seller to their legal representative could in many instances be helpful to buyers in making a decision. By collating the information at the point of marketing not only are we preparing for a speedier sale but the sale is more likely to proceed, as it will reduce the risk of a buyer pulling out of a sale.

60% of a sales agent’s work begins once a serious buyer is identified. At this point, our experienced negotiators work to secure the best possible price and negotiate favourable terms for the seller, including agreeing a realistic time frame for an exchange of contracts. The nature of negotiations means that it can often take some days, or weeks to get an acceptable agreement.

At the outset, we aim to protect our clients from unnecessary delay and an abortive transaction by investigating a buyers financial ability to proceed, secure proof of cash deposits, mortgage offers and where applicable check the position of a buyer's related sale by speaking to the buyers own estate agent.

Once a sale contract is issued delays can occur and new issues arise that have the potential to delay the exchange of legally binding contracts. Left unchecked these delays can run on for many weeks. Delays can be minimised with the assistance of our experienced sales negotiators who communicate regularly with all parties during the conveyancing process. We provide comparable sale evidence for the surveyor undertaking the buyer’s mortgage valuation and liaise with managing agents for outstanding service charge and insurance information.

Having worked on hundreds of sales, many in your building, we are often able to play a crucial role in getting answers quickly and securing a positive outcome for our clients.

So you will have a lot of contact with our sales team over a number of months once we are instructed as your appointed agent.
