Do I have to pay Stamp Duty Land Tax (SDLT)?

If you are purchasing a property over £125,000 in England, Wales or Northern Ireland, you will have to pay SDLT.

SDLT is payable when you:

·         Buy a freehold property

·         Buy a new or existing leasehold property

·         Buy a property through a Shared Ownership or Help to Buy scheme

·         Transfer a property in exchange for payment 


When is stamp duty payable?

Stamp duty is payable within 30 days of completion, and typically requested by your solicitor and paid direct to HMRC.


SDLT for second homes:

From 1st April 2016 all purchases additional to your main residence will be subject to an extra 3% Stamp Duty.

You may be able to claim a refund if you sell your main residence within 36 months.


Special rates:

Different SDLT rates and calculations will apply for:

·         Corporate bodies

·         When you purchase 6 properties or more

·         Shared ownership properties

·         Multiple purchases or transfers

·         Companies and Trusts
