COMMERCIAL PROPERTY ACQUISITION SERVICE
The Search Process
- Our databases cover approximately 4,000 commercial properties in the London area and we will search the market for property to suit your requirements.
- If requested we will prepare a customised report containing properties relevant to your requirements with comparable evidence where applicable, and assist you in deciding which properties should be viewed
- We will arrange and accompany viewings of selected properties.
- We will advise on Planning Issues and Building Regulations, where relevant.
The Negotiating Process
- We will meet with you and advise as to current market conditions and suggested negotiating tactics.
- We will check measurements ‘on site’ and verify the vendors/lessors’ agents property details, advising accordingly.
- We will submit offers on your behalf (subject to contract) and negotiate for you where applicable, paying special attention to the terms of modern commercial leases, such as (inter alia) :-
- Rental levels
- Tenant incentives (i.e. rent free periods etc)
- Drafting of rent review clauses
- Service charge provisions etc
- Dilapidations responsibilities
- We will draw up comprehensive Heads of Terms, subject to contract covering an agreed transaction.
- We will instruct solicitors on your behalf and monitor the legal process through to exchange and completion.
FEES
Negotiating a lease or contract to lease
In the event of you, your company or your associates entering into a lease or contract on any property introduced to you by Hurford Salvi Carr you will be liable to pay Hurford Salvi Carr’s fees at the rate of 10% (ten percent) of the average annual rent reserved under the lease and 5% (five percent) of any premium paid, exclusive of VAT and disbursements.
Acquisition of Freehold or Long Leasehold
In the event of you, your company or your associates entering into a contract to purchase any property introduced to you by Hurford Salvi Carr you will be liable to pay Hurford Salvi Carr’s fees at the rate of 1.5% (One and one half percent) of the purchase price, exclusive of VAT and disbursements.

Hurford Salvi Carr’s fees are based on the effective introduction of the properties in question, and the absence of any of the abovementioned services does not prejudice any claim for fees by Hurford Salvi Carr.
